Good Fundamentals: Number one European economy and the number four world power, shortage of rental supply, stabilisation of average capitalisation rates for offices.
Value creation: speed of execution, repositioning of assets, ESG approach and search for the best certification standards (BREAAM, DBNB, etc.), improvement of the energy mix and diversity of exit scenarios.
Strategy
In a market that requires specific sourcing due to its great geographical disparity, Pergam is partnering with CONREN Land. CONREN Land is an entrepreneurial real estate operator with a solid track record of 15 years, specialising in the German office market.
As a sign of its commitment, CONREN Land is co-investing 5% in this investment programme.
Mechanism
Pergam is structuring a German office property investment programme to acquire 6 to 8 value-add operations, representing over €150m in equity. €75M was raised by Pergam Properties Germany and €75M was secured from an institutional partner.
